1. Operator

All accommodation services on this website are provided by INAX (Private) Limited, a company incorporated under the Companies Act No. 7 of 2007 of Sri Lanka, with its registered address at 368/B, Merenchigoda, Udupila, Mirissa 81740, Southern Province, Sri Lanka. Throughout these Terms, "we", "us" and "our" refer to INAX (Private) Limited, trading as Santino Family.

2. Bookings and Confirmation

When you book online we hold the room for a limited period, shown to you at the time of booking, so that the deposit can be paid. The booking is confirmed once the deposit is received and we send a written confirmation; if the deposit does not arrive within that period the room is released automatically. Prices are quoted in USD and are subject to availability. We reserve the right to decline any booking at our discretion.

3. Payment Terms

• Deposit: a deposit equal to the cost of the first night is required to confirm a booking. On a small number of high-demand dates each year a higher deposit applies — up to 50% of the total booking value — and rooms on those dates are not held without payment.
• Balance: the remainder is paid at the property on arrival.
• Currency: rates are quoted in USD; card payments are charged in Sri Lankan rupees (LKR) at the exchange rate applying on the day of payment.
• Accepted payment methods: Visa, Mastercard, and bank transfer. Card payments are processed securely via PayHere.

4. Cancellation and Refund

Please refer to our Cancellation & Refund Policy for full details. In summary:

• Cancellations made 7 or more days before check-in receive a full refund of the deposit.
• Cancellations within 7 days of check-in forfeit the deposit.

Refunds are processed to the original payment method within 7–14 business days.

5. Date Changes

One complimentary date change is permitted, subject to availability, provided the request is made at least 7 days before the original check-in date. Additional changes may incur a fee.

6. Check-in and Check-out

Standard check-in is from 14:00; standard check-out is by 11:00. Late check-out until 18:00 is complimentary for direct bookings, subject to availability. Early check-in may be arranged on request.

7. Guest Responsibilities

Guests are responsible for any damage caused to the property during their stay. We reserve the right to charge the card on file for any such damage. Guests must comply with house rules, including noise curfews and pool-area regulations.

8. Liability

INAX (Private) Limited shall not be liable for any loss, injury, or damage to persons or property arising from events beyond our reasonable control, including but not limited to acts of God, political unrest, or transport delays. Guests are advised to obtain comprehensive travel insurance.

9. Privacy

Your personal data is handled in accordance with our Privacy Policy.

10. Governing Law

These Terms are governed by the laws of Sri Lanka. Any disputes shall be subject to the exclusive jurisdiction of the courts of Sri Lanka.
